NorthQ
Consultancy

Real Estate engineering meets energy data.
We see what other consultancies cannot.

Most Real Estate consultancies are either engineers who do not speak data, or energy people who do not speak buildings.
We speak both.

Every building is different. Generic reports fail. We tailor our consultancy to what your specific building, portfolio, or transaction actually needs.

The intersection

Two disciplines. One team.
The skills that solve real building problems.

The Real Estate consultancy market is dominated by specialists who know one half of the picture. Engineers without energy literacy. Analysts without building physics background. ESG consultants who have never opened a CTS/BMS portal. The result: reports that look comprehensive but miss what actually matters in the building.

We built NorthQ at the intersection of these worlds. Every problem in a building is simultaneously a structural problem, a controls problem, an energy problem, a tenant problem, and an economic problem. Solving it requires all five lenses at once - not stitched together across three subcontractors who barely know each other.

In the overlap.

Service scope

What we consult on.
Six areas. One way of working.

Six areas of engagement that cover the situations Real Estate stakeholders bring us. You can enter through any one of them. They share a common backbone: the same cross-disciplinary lens, the same depth of data, the same honest accounting of what a building actually does.

Decarbonization Consultancy

Our Energy Label Upgrade Roadmap is the lead offering here. We sequence building upgrades that move you from Label F/G to A/B/C on the cheapest path - optimization first, CAPEX only where it earns its place. Built against the EU Taxonomy thresholds, minimum energy performance standards, and stranded-asset deadlines that matter.

Complete Building Diagnostics

We find the problems hiding in your building - and we price them. Our Screening Report and On-site Inspection Report turn a black box into a clear picture: what it owns, what it runs on, what it costs to run today, what it will cost to fix, and how much of that cost is savings sitting in the numbers.

Transaction Consultancy

Buy-side and sell-side technical due diligence for single buildings, portfolio acquisitions, and refinancing events. We give acquirers an honest, defensible picture of what they are paying for - and where the value upside or downside is hiding under the surface of the disclosed data.

Building-specific Problem Solving

Old infrastructure. Indoor climate complaints. Mystery consumption. Tenant disputes. Comfort-vs-cost trade-offs. When your in-house team has hit the limit of what they can diagnose, we bring the cross-disciplinary lens that finds the actual cause and prices the fix.

Development Consultancy

Construction-phase advisory for developers and investors - so the building is a smart building from day one, not retrofitted into smartness three years later at three times the cost. Meter program design, sensor strategy, integration architecture, vendor coordination - built into the drawings before the first slab is poured.

Meter Exchange & Compliance

By 2027, every utility meter in the EU must be remotely readable. We help portfolios sequence only the meter exchanges they actually need - reusing what is already smart, replacing only where there is no other path - and extracting analytics value from the upgrade instead of just meeting the mandate.

Decarbonization Consultancy · Flagship

Move the energy label.
Unlock green financing.
De-risk the asset from stranding.

EU energy rules are sorting real estate into two piles: assets that comply, and assets that strand. The line between the piles is your energy label - and in Denmark the label is a calculated rating, not a meter reading, so lower bills alone will not move it. Most consultancies model a building they have never measured. We move the label on a building we already run - on real performance data, with every step priced before a euro is spent.

Illustrative journey against EU deadlines - each building gets its own priced pathway COMPLIANT · FINANCEABLE STRANDING RISK A B C D E F G 2026 2027 2028 2029 2030 2031 2032 2033 2027 National MEPS in force (non-residential) 2030 Worst 16% must be renovated · BMS >70kW 2033 Worst 26% must be renovated EU Taxonomy threshold · building counts as green Green financing unlocked Compliant ahead of every deadline 01  Measure the real label Live data, not an assessor's estimate 02  Map the pathway Every EU regulation deadline, priced on one timeline 03  Optimize first Tuning, controls, operations - minimal CAPEX, verified savings 04  Retrofit where it pays Sequenced CAPEX - each step priced before a euro is spent
One data source. Every box.

The same performance data answers every question a bank, buyer, or regulator will ask - collected once, working everywhere.

Energy label (EPC)

The official A-G rating buyers and banks look at. This is the number we raise.

EU Taxonomy

Reach a high enough label and your building officially counts as green in the EU.

CRREM

The year your building would fall behind EU climate targets - from its real emissions, not an industry average.

SRI

A score for how smart your building's systems are - the systems we already run and can improve.

DGNB in Use

An operational green-building certificate based on real consumption, not a computer model.

Green Asset Ratio

Your building helps your bank hit its own green-finance targets - part of what earns you a better rate.

The result: a building that is cheaper to finance, protected from stranding, and worth more - proven on data your bank and your board can both trust.
How we work

Two tiers.
One philosophy:
Prove the value before you pay.

The first building is free. Screening Report on us, scoped to what you actually need - if you only want heating, that is what you get. You see how we work and whether the analysis identifies real value in your portfolio. If it does, you engage further. If not, you owe nothing.

Tier 01

Screening Report

Timeline1-3 weeks
PricingFree first Building Screening

System-level analysis with specific opportunities and ROI estimates. Scope is sized to your need - heating-only, full multi-system, or anything in between.

Counter-positioning

The traditional consultancy gives you a report.
We give you a building that runs differently.

Traditional Real Estate consultancies send in a specialist team, write a polished report, present findings, and leave. The owner is left with a PDF, a list of recommendations, and the entire burden of execution. We work differently across seven dimensions.

Traditional consultancy
NorthQ
Specialist teams hand off between disciplines
Engineering and energy in one team - no hand-offs, no lost context
Recommendations push "replace it" - big CAPEX first
We recalibrate first. Heavy retrofits only when they pay back.
Multi-year retainers and platform lock-in
No tie-ins. No retainers. No lock-in. The data we collect is yours
Generic ESG reporting bolt-on
EED, EPBD, SRI, EU Taxonomy, BREEAM tracked as part of the daily job
Free quote upfront. Expensive surprise later.
Free first Building Screening. Genuine, not a trial trap
Hands off a PDF and leaves - execution is your problem
We execute, not just advise. Same team handles the implementation - data, optimization, follow-through.
Methodology often opaque. Numbers hard to defend.
M&V-certified analysts. Numbers you can defend.
Reuse first. Replace last.

Replace nothing that recalibration can fix.

Traditional consultancies converge on the same answer: replace it. Swap the boiler. Rip out the controls. Exchange every meter. Their incentive structure rewards big CAPEX projects, so the recommendations push there.

We start at the other end. Most building underperformance comes from systems that already work in principle but have drifted out of correct operation. The cheapest kilowatt-hour is the one you avoid by running existing infrastructure correctly. Replacement is the last resort, not the first move.

A note on building envelope

Not our trade. But we know when the building envelope is the limiter.

Insulation, facade replacement, window upgrades - building envelope work is a different trade, with different specialists. We do not scope or deliver building envelope work ourselves.

What we do is understand building envelope physics deeply enough to factor heat loss, thermal bridging, and the interaction between the envelope, the building's mechanical systems, and its controls into every analysis. We tell you when the building envelope is the limiter on what the mechanical and control systems can deliver - so you know whether to tune the systems, upgrade the envelope, or both, before you commit budget.
