Service 1 - Energy Efficient Buildings

Energy Optimization. We tune the systems. Then we verify the savings.

Most buildings have far more efficiency available in their existing infrastructure than anyone realizes. Energy Optimization is the service where NorthQ goes into the controls layer and tunes the systems cross-system to extract that efficiency - and then keeps watching narrowly enough to make sure the savings stay where we put them.

What the service does

  • Cross-system tuning: HVAC, controls, setpoints, schedules, ventilation, hot water - and the interactions between them
  • Calibration based on actual building behavior, not factory defaults or generic playbooks
  • Iterative refinement: adjust, observe, verify with data, lock in
  • Savings tracked monthly against the projected baseline - the number we committed to
  • Comfort and operations watched - so the tuning never compromises either

The verified-savings differentiator

The savings are the deliverable. The data defends them.

Most optimization work ends with a report and a promise. Ours ends with a number that is tracked every month against the baseline we committed to - and if it drifts, we go back in and re-tune. Savings that are not verified are not savings. They are a forecast.

Every euro of OPEX we remove flows straight to NOI. That is why Energy Optimization is the flagship service: it is the one that creates asset value directly - and it is the one we can prove.

What is included
  • Cross-system tuning of HVAC, controls, setpoints, schedules, ventilation and hot water - and the interactions between them
  • Calibration against the building's actual behaviour, not factory defaults or generic playbooks
  • Iterative refinement: adjust, observe, verify with data, lock in
  • Monthly savings tracking against the committed baseline
  • Comfort and operational stability watched throughout - the tuning never compromises either
  • Re-tuning when savings drift - the number we committed to is the number we defend
What is not included
  • Alarm monitoring and fault response - Energy Optimization does not act as your alarm system. That is Technical Help Desk (Service 2). Many clients take both.
  • Equipment replacement or CAPEX retrofits - we extract efficiency from what is already installed. Where new equipment is the answer, that is a Consultancy recommendation.
  • ESG reporting - we do not produce ESG reports. The verified savings data flows into whatever reporting setup you already have.

Bottom-line for the buyer: If you want to extract real, measurable, durable energy savings from existing building infrastructure - without ripping and replacing - this is the service. The savings are the deliverable; the monitoring is just there to defend them.

Service 2 - Healthy Buildings

Technical Help Desk. Healthy buildings,
verified by data.

Buildings do not announce when they start performing badly. A boiler returning the wrong temperature, a setpoint that quietly migrated out of range, a leak slowly running in a riser nobody walks past, a ventilation system running at full speed when nobody is in the building - these issues sit invisible until someone notices the bill, the complaint, or the damage. Technical Help Desk is the service that notices first - and verifies afterwards that the fix actually worked.

What the service does

  • Proactive monitoring across HVAC, controls, ventilation, hot water, and other connected systems
  • Leakage detection on water, heating, and hot water - pattern signatures catch what walking the building does not
  • Alarm filtering: hundreds of raw alerts filtered to the few that matter, structured tickets sent to the FM team - prioritized and actionable
  • Tenant energy disputes and inquiries backed by data, answered fast
  • Verification of resolution after every closed ticket - the differentiator below

The verification differentiator

The new generation of asset management

Most maintenance work is not verified. A technician shows up, says the issue is fixed, leaves - and three months later the same problem comes back, because nobody checked the work against the building's data. We do. After every resolved ticket, we confirm via the data that the issue actually went away and the system is performing as it should.

Decisions backed by what the building is telling us, not by what someone said in a report. The difference between a portfolio that gets better over time and one that keeps fixing the same things on rotation.

What is not included
  • On-site physical repair work - the FM team or their vendors handle that. We tell them what needs doing; they do it; we verify it worked.
  • Cross-system optimization or savings tuning - that is Energy Optimization (Service 1)
  • ESG reporting - we do not produce ESG reports. We do push the underlying data into whatever ESG solution the client has already adopted. The data layer is ours; the reporting tool is yours.

Bottom-line for the buyer: If you want a team of experts actively watching your buildings, catching the leaks and silent failures, supporting your tenant inquiries with hard data, and verifying that the fixes actually stuck - this is the service. Without it, your data is visible but unattended, and your technicians are unsupervised.

Service 3 - New Age of Accounting

Distribution Accounting. Apartment-level allocation. Compliant. Every month.

In any multi-unit residential building - and many mixed-use ones - the cost of water, heat, and electricity has to be allocated back to the individual apartment that consumed it. The regulations are clear. The execution rarely is. Distribution Accounting is the service that gets the numbers right, gets them out on time, and gives the tenants visibility into their own consumption.

What the service does

  • Apartment-by-apartment allocation of cold water, hot water, heating, and electricity
  • Allocation based on actual sub-meter readings, not estimated splits
  • Statements per apartment/space, per period
  • Regulatory compliance with EU and Danish heat-cost accounting requirements
  • Anomaly checks to catch obviously wrong readings before they reach a tenant

Distribution Accounting is delivered with an EED-compliant tenant app where residents see their own consumption against benchmarks and their billing history - the visibility the EED directive requires, packaged and ready.

Or, if the client has already adopted a tenant app, our allocation data flows into it instead. Flexibility on the consumer-facing side is the deliverable here. The data layer is ours; the visualization layer can be ours or yours.

That flexibility is what makes us experts in data, not just suppliers of it.

What is included
  • Statements per apartment/space, per period

What is not included
  • Apartment-level metering itself - if a building is not metered at apartment level yet, that has to happen first. That is the Data work.
  • Meter replacement or compliance upgrades - that is Meter Exchange & Compliance under Consultancy.
  • Payment collection - we produce the compliant statements and the numbers behind them; invoicing and collection stay with your administration.

Bottom-line for the buyer: If you operate residential or mixed-use buildings where individual consumption has to be allocated and billed back, Distribution Accounting is the service that turns raw meter readings into defensible, compliant, EED-compliant output - with tenant visibility built in or routed wherever you already have it.

Service 4 - Fewer Truck Rolls

Remote Building Access. Diagnose and fix building systems without the drive.

Most building alarms do not need a person on-site - a controller flagging a value that has already come back into range, a ventilation unit tripped by a filter reading, a setpoint that drifted. But without remote access, every one still means a technician getting in a van, driving to the building, logging in on the equipment, and clicking clear. Remote Building Access gives your team a secure connection into the building's systems from anywhere - so they diagnose the alarm, fix what is fixable, and only send someone out when the problem is genuinely physical.

What the service does

  • Remote access to every connected system: building management (CTS/BMS), heating controllers, solar inverters, and the displays on each individual ventilation unit
  • Your technicians log in from anywhere - alarm arrives, they check status, clear the false ones, close the ticket in minutes instead of hours or days
  • Every access session logged and auditable - who did what, on which system, when
  • Vendor-neutral setup - works across manufacturers, not tied to a single CTS/BMS or equipment brand
  • Fire alarms still route to the on-site janitor - real emergencies stay a physical response, always

The travel-time differentiator

One technician can now cover a portfolio, not a district

In the old model, one FM technician handles maybe 8-12 alarm calls per day - most of the day spent driving between sites, and 90% of those calls turn out to be resettable without touching anything physical. With Remote Building Access, the same technician handles 40-50 alarms per day - and only rolls a truck for the ones that actually need it.

For a mid-sized portfolio, that is €100.000-€200.000 per year in avoided site visits alone. The alarms your systems generate stay the same. What changes is how many of them cost you a drive.

What is not included
  • Physical repair work when alarms turn out to be real - that stays on-site with your technician. We give them remote reach; we do not replace them.
  • Fire alarm response - stays on-site, always. The system will notify, but a real fire alarm is always the janitor or emergency services, never a remote clear.
  • 24/7 monitoring on your behalf - that is Technical Help Desk (Service 1). Remote Building Access is the access layer; Help Desk is the humans watching it.

Bottom-line for the buyer: If your FM technicians spend most of their week driving to sites just to click 'clear' - this service pays back in weeks. If your alarm handling is already tight, this frees the same team to cover more buildings without adding headcount.
